I am not sure, there should be a reason la. propably, sale by agency or whatever. so clarify panna apdi poadaraanghalo ennamo.

As you said it could be to clarify that he is not an agent.
Real estate agent might get the home, improve a bit and sell it at a higher price.
The house might have been repossed because the owner might have not payed his monthly installments. So there could be a sale by these Finance companies.

That is a quote by RA Heinlein and it came to my mind after reading your post about statements that are quite obvious.
There are many statements like these. look in www.dumb.com/productwarnings.htm
They need to be provided because people do stupid stuff, get hurt, then sue the company saying they did not provide a warning.
My guess is that the companies feel it is better to sound stupid with these warnings rather than actually become stupid settling the cases.

usually ppl hire agents to sell a house and there is commission involved..so typical such houses on a market is marked up by that commission price.
If the owner sells the house himself mark up is less and the owner would need to take care of the paper works...that y the note "Fr sale by Owner'
